Services
Concrete Polishing
What It Is
PSI mechanically grinds and densifies existing concrete slabs using industrial diamond tooling and penetrating hardeners, producing a seamless floor with either a high-gloss or satin finish directly from the slab itself. No coatings, overlays, or adhesives are required.
Value to Your Project
Polished concrete eliminates the cost and time required to install a separate finish floor. For building owners, it is one of the lowest total cost of ownership flooring systems available, with no waxing, stripping, or recoating cycles. For general contractors, it simplifies the finishing schedule by removing an additional trade handoff. Polished slabs resist abrasion, forklift traffic, and heavy rolling loads, making them ideal for warehouses, distribution centers, big-box retail, and institutional facilities where durability and cleanability are essential.
Common Specifications
- Gloss levels available from low sheen, 400 grit matte, to high gloss, 3,000 grit mirror finish
- Concrete hardener and densifier applied during the process for surface hardness up to 6 to 7 on the Mohs scale
- Suitable for slabs with a minimum compressive strength of 3,000 PSI
- Compatible with dye and stain applications for decorative finishes
- Meets LEED requirements for low-VOC, sustainable flooring systems
- Dust-controlled process using HEPA vacuum systems, compliant with the OSHA Silica Rule, 29 CFR 1926.1153

Self -leveling Underlayments
What It Is
PSI installs cementitious self-leveling underlayments, or SLUs, using laser-pinned screeds to create super-flat, precisely leveled substrates before the installation of finish flooring such as tile, hardwood, LVT, carpet, or specialty systems.
Value to Your Project
Substrate flatness is one of the leading causes of finish flooring warranty voids and post-occupancy failures. When a GC skips or cuts corners on underlayment, the result can be callbacks, flooring delamination claims, and direct liability. PSI’s laser-pinned SLU process delivers a substrate that meets or exceeds finish flooring manufacturer tolerances, helping protect the GC’s warranty position and the owner’s long-term flooring performance. Work is completed quickly, with most pours ready for foot traffic in 2 to 4 hours, helping keep the project schedule on track.
Common Specifications
- Laser-pinned flatness tolerance of FF/FL 25/20 standard, with FF 50+ available for critical applications
- Compressive strength from 3,000 to 5,000+ PSI, depending on product specification
- Typical pour thickness of 3/16 inch to 1.5 inches in a single lift, with thicker builds achievable through aggregate extension
- Products compatible with radiant heat substrates
- Suitable for use over wood subfloors, concrete, and properly prepared existing tile
- Walk-on time of 2 to 4 hours, with full cure for floor covering in approximately 24 hours, depending on the product

Self-leveling Overlays
What It Is
PSI installs cementitious and epoxy-hybrid self-leveling overlays that serve as both a restorative wear surface and a decorative finish floor. Unlike underlayments, overlays are the finished product and can be left natural, stained, dyed, or integrally colored to achieve a wide range of aesthetic outcomes.
Value to Your Project
When an existing slab is damaged, uneven, or aesthetically inadequate but still structurally sound, full demolition and replacement can be expensive and disruptive. PSI’s overlay systems give building owners a premium, seamless finish floor at a fraction of the cost of slab replacement or traditional tile and stone installations. With no grout lines to harbor bacteria, these systems are especially well suited for hospitality, healthcare, and food service environments. For general contractors, overlays can often be installed in a single mobilization with a fast return-to-service timeline.
Common Specifications
- Typical overlay thickness of 1/8 inch to 1/4 inch in a single application
- Compressive strength of 4,000 to 6,000 PSI
- Compatible with concrete, bonded existing tile, terrazzo, and gypsum underlayments when properly primed
- Finish options include natural gray, integral color, acid stain, water-based dye, and metallic pigment
- Seamless, non-porous surface that meets health code requirements for commercial kitchens and medical environments
- Suitable for retail stores, hotel lobbies, restaurant floors, showrooms, loft apartments, and multi-use facilities
Epoxy Overlays
What It Is
PSI installs 100% solids, low-modulus epoxy broadcast and trowel-applied overlay systems to create a waterproof, chemical-resistant, and skid-resistant wear surface over existing concrete. These epoxy systems bond directly to the slab and form a monolithic membrane that protects the structural substrate from deterioration.
Value to Your Project
Unprotected concrete in parking structures, loading docks, and industrial facilities absorbs water, deicing salts, oils, and chemicals, leading to freeze-thaw spalling, rebar corrosion, and costly structural repairs. PSI’s epoxy overlay systems stop that cycle by encapsulating the slab surface with a membrane designed to handle vehicular traffic, chemical spills, and standing moisture. For building owners, this extends the useful life of costly concrete structures by decades. For general contractors, epoxy systems install quickly, allowing other trades to return to the area within 24 to 48 hours.
Common Specifications
- 100% solids epoxy with zero VOC off-gassing after cure, compliant with indoor air quality standards
- Bond strength greater than 400 PSI tensile adhesion to concrete
- Chemical resistance suitable for exposure to gasoline, hydraulic fluid, mild acids, and cleaning agents
- Skid resistance achieved with broadcast silica sand or aluminum oxide aggregate for OSHA-compliant slip resistance
- Available finish options include solid colors, quartz broadcast, metallic, and decorative flake systems
- Suitable for parking garages, bridges, balconies, loading docks, industrial production floors, and commercial kitchens

Industrial Floors
What It Is
PSI installs high-performance cementitious and epoxy-based topping systems engineered specifically for industrial environments, including manufacturing plants, distribution warehouses, cold storage facilities, and loading docks, where standard floors often fail under heavy operational demands.
Value to Your Project
Industrial facilities place extreme demands on floor systems, including forklift and heavy vehicle traffic, point loads from racking systems, thermal cycling, chemical exposure, and near-continuous operations that allow little downtime for repairs. PSI’s industrial flooring systems are specified and installed to meet those conditions from day one, helping reduce long-term maintenance costs for owners and preventing the production downtime that comes with unplanned floor repairs. For general contractors building or retrofitting industrial facilities, PSI’s sector experience supports proper coordination with other trades and dependable schedule performance.
Common Specifications
- Cementitious toppings with compressive strengths from 5,000 to 9,000 PSI and installation thicknesses from 1/4 inch to 2 inches
- Suitable for both interior and exterior horizontal surfaces
- Impact and abrasion resistance designed for forklift and pallet jack traffic
- Trowel-applied and self-leveling systems available based on surface profile requirements
- Can be installed over deteriorated or contaminated slabs following proper surface preparation
- Suitable for manufacturing facilities, warehouse floors, loading docks, cold storage, and food and beverage processing

Moisture Barriers
What It Is
PSI installs epoxy-based, vapor-suppressing moisture barrier systems directly to concrete slabs to permanently stop moisture vapor transmission before any finish flooring is installed. Our certified moisture testers evaluate existing conditions and specify the correct system for each project.
Value to Your Project
Moisture vapor is the single most common cause of flooring system failures in commercial construction, leading to adhesive breakdown, hardwood cupping, LVT bubbling, and carpet delamination. When those failures occur after occupancy, the cost often falls on the general contractor through warranty claims and on the building owner through replacement costs and business disruption. PSI’s moisture barrier systems eliminate that risk before the finish floor is installed, protecting both parties. All PSI moisture barrier systems carry manufacturer-backed warranties, providing documented liability protection for the project record.
Common Specifications
- Designed to address slabs with up to 100% relative humidity, or RH
- Moisture vapor transmission suppression capacity up to 25 pounds per 1,000 square feet per 24 hours, per ASTM F1869
- Post-installation moisture vapor transmission reduced to below 3 pounds per 1,000 square feet per 24 hours
- Compatible with all finish flooring types, including hardwood, LVT, carpet, tile, and specialty systems
- PSI maintains a Certified Moisture Tester on staff for ASTM F2170 and ASTM F1869 testing
- Testing documentation provided for project records and flooring manufacturer warranty compliance
- Typical cure-to-cover time of 12 to 24 hours, depending on the system and substrate conditions
